Rooftop conversion: approx. 1,500 m² / 12 new rooftop apartments (partly maisonettes) and approx. 600 m² of new balconies and terraces belonging to the rooftop apartments.
Facades + balconies mezzanine - 3rd floor: Renovation of the courtyard and street facades, including reconstruction of the historic facade color(s) of the ensemble-protected facade and ornamental parts facing Lerchenfelder Strasse, construction of approx. 1,300 m² of new balconies for the multi-story apartments, thermal upgrading of the free-standing fire walls with a thermal insulation composite system.
Greening + planting: Approx. 650 m² of roof greening, approx. 800 m² of courtyard greening and planting of the 2 large and 6 small courtyards, facade greening towards Pfeilgasse using climbing plants.
Development: Extending the access passage from Lerchenfelder Strasse to Pfeilgasse, construction of 3 new passenger lifts with handicapped-accessible entrances, creation of approx. 75 bicycle parking spaces in the building and the courtyards.
Basement of the property: Creation of a garage (approx. 525 m²), a store (approx. 1,350 m²), storage rooms for the apartments, central garbage room and technical rooms.
Technical building equipment: Renovation of the risers (electric, gas, water), extinguishing aids, lighting in the stairwell, grounding and lightning protection.
New construction of the partial infiltration of rainwater on own property, the technical fire protection system in the garage, the garbage room and the storage rooms as well as the co-warning system in the garage, the smoke extraction systems in the 3 staircases and in the store, the exterior and escape route lighting in the courtyards and the passage.
